Property Purchase


When you are about to purchase any property in New South Wales, whether it maybe a block of land, an existing home, a brand new apartment, or acreage in the country, we take care of everything from pre-exchange of contracts, right through to settlement of your conveyancing matter.

Services for our Purchase Clients Include:

  • Pre-purchase inspections: On our clients' request, we can arrange for competitive quotes for inspections such as valuations, pest reports, building structural reports, survey reports and strata reports.
  • Contract Review and explanation: We thoroughly check the provisions of your purchase contract from cover to cover and explain to you all the relevant terms and conditions in a way that will turn complex legal terms into plain language.
  • Contract Exchange: We organise exchange of contracts on your behalf, either by way of a cooling-off period, or unconditionally. We fully explain to you the advantages and disadvantages of each of these methods of exchange, to assist you in making the right choice for your particular circumstance.
  • Post-Exchange searches and property inquiries:
  • Liasing with your lender: We arrange for all your lender's requirements and will do our utmost to assist them in their preparation to provide you with the necessary funds, in time for your settlement.
  • Final Searches:We attend to Final Title Searches against the property you are purchasing on the day of settlement, to ensure that there are no further Dealings lodged or registered affecting your Title.
  • Settlement: We liaise with all relevant parties to your conveyancing transaction, such as the real estate agent, the vendor's legal representative and your lender, to enable settlement to be effected within the time allocated in the contract.
  • Post-Settlement report: We provide you with a comprehensive post-settlement report, including full details of the settlement figures and relevant copies of correspondence leading up to the settlement of your conveyancing matter.

Property Sale

It is a legal requirement that you must have a full Contract for Sale of Land before you commence marketing your property for the purpose of sale. From the preparation of the Contract For Sale of Land, all the way to settlement of the sale of your property.

Our Conveyancing Services For Our Sale Clients Include:

  • Contract Preparation: By utilising resources and ultra-modern technology available to us, we are able to prepare full Contracts for Sale of Land usually within the same day as taking your instructions. This will allow you or your real estate agent to commence marketing your property immediately. We include in our rates, the cost of all "Prescribed Documents" required by law to be attached to your contract, such as title searches, plans, dealings, Section 149(2) Council Zoning Certificates and sewer diagrams.
  • Contract Exchange: We organise exchange of contracts on your behalf, either by way of a cooling-off period, or unconditionally. We will fully explain to you the advantages and disadvantages of each of these methods of exchange, to assist you in making the right choice for your particular circumstance.
  • Liasing with your current lender: We notify your current lender of the sale of your property to ensure that they will be in a position to settle the matter by completion time and for them to provide you with their payout figure as at the settlement date.
  • Settlement: We liaise with all relevant parties to your conveyancing transaction, including the real estate agent, the purchaser's legal representative and your current lender, to enable settlement to be effected within the time allocated in the contract. In the case of your purchaser delaying settlement, we set into action a process of penalising the purchaser for such delay and serve a Notice to Complete making settlement a time of the essence.
  • Post-Settlement report: We provide you with a comprehensive post-settlement report, including full details of the settlement figures and relevant copies of correspondence leading up to the settlement of your conveyancing matter.
