- Contract Exchange: We’ll exchange contracts on your behalf, either through the cooling-off period, or unconditionally. We explain to you the pros and cons of each method of exchange, so you can make an informed choice that’s right for you.

- Liasing with your lender: We’ll make sure all your lender’s requirements are met and will do our utmost to assist them as they prepare to show you the money in time for your settlement.
- Final Searches: We’ll organise and carry out Final Title Searches against the property you are purchasing on the day of settlement. If there are any Dealings lodged or registered which could affect your Title, we’ll find them, and give the best advice on what to do next.

Important information about the sale of a property

It’s the law: you must have a full Contract for Sale of Land before you even begin marketing your property for sale. From the preparation of the Contract For Sale of Land, all the way to settlement of the sale of your property. Sound slightly scary? Leave it with us – it’s what we do.

- Contract Preparation: No need to wait – we can prepare full Contracts for Sale of Land usually within the same day as taking your instructions. This allows you or your real estate agent to start marketing your property immediately. Our rates include the cost of all "Prescribed Documents" required by law to be attached to your contract like title searches, plans, dealings, Section 10.7 Council Zoning Certificates and sewer diagrams.
- Contract Exchange: We organise exchange of contracts on your behalf, either by the cooling-off period, or unconditionally. We’ll explain in plain language all the advantages and disadvantages of each method of exchange, so you can make an informed choice that’s right for you.
- We’ll speak to your lender - We notify your lender of the sale of your property to make sure that they can settle the matter by completion time, and in time for them to give you their payout figure on the settlement date.
- Stress-Free Settlement: We talk to all relevant parties to your conveyancing transaction, so you don’t have to. From the real estate agent, the purchaser's legal representative, and your current lender, too. We’ll keep you fully informed as we make sure settlement is effected per your contract. If your purchaser delays settlement, we set into action a purchaser penalty process and serve a Notice to Complete to make sure your settlement time doesn’t drag out.
- Post-Settlement report: We give you a comprehensive post-settlement report, including full details of settlement figures and copies of relevant correspondence leading up to the settlement of your conveyancing matter.
